Happy Valley Neighborhoods would be considered eastside suburbs. Located just off I-205 to the east, within a 5 minute commute to Clackamas Town Center (one of the areas largest malls), and an easy commute to the airport. Happy Valley has new or newer homes built on land that was farmland only 10 years ago. Happy Valley was incorporated into a city in 2006 and has a population of just over 16,000 (median household income is $96,242). Happy Valley is not a valley as the name would suggest. A large portion of the city is sloped and offers amazing views of the coast range to the west and of Mt. Hood to the east.

The variety of homes and home prices, along with larger lot sizes make this new city a good choice for folks needing a quick commute to the airport. The commute to downtown Portland can be tricky but sometimes worth the drive. Happy Valley is less expensive that most of the Westside suburbs because the majority of employment is either downtown or on the Westside.
